Spoke with buyer on new build today and he feels good closing on Friday even thought I'm still appeasing the dumbass HOA geeks
That will end my high-end new build patio home experience at the Cove..... Would've been a home run had I not held them so long. The upgraded "jewel" sold in July for $760K and this one will close at $720K.
I can't wait to drive out of the Cove and never return.

I just closed on a nice-sized ranch in Bible Park backing to the Highline canal... Seller's parents had it build and never changed a thing afterwards... She was crying at closing and wants to see it when I'm done. Should be a cool transformation.
Just listed one I finished in Southmoor that's one of the coolest transformations I've done. Now, I'm under contract on the one next door. Trying to figure out if I'm going to flip it or wholesale it since I think I'm getting a big 2 story in Greenwood Village that's the same floorplan of a remodel I'm about to start for friends in that same neighborhood. Combine all that with the big 2-story I'm trying to finish in Centennial and I'm about to be crazy busy.
...I also have to start the remodel and put back together my biz partner's fire-damaged rental in Aurora next week.
I also have a lead on a hoarder house in Willow Creek I'm supposed to be able to see next week. I'm worried I'm gonna get too busy to see my kids during the Holidays

Yep, it's a shame. There is a lot of history there and a lot of members who have left.
It's also been a part of my 'puter routine just like email. Come downstairs in the morning and before I rush out of the door, hit the Fringe and email. Yeah, I can get both from my phone, but don't always do it. Yeah, my routine will continue, but it is indeed different.
