Good thing I have four shop vacs....

    No plumber until noon tomorrow.

I appreciate my wife being solicitous of my welfare, but I'm pretty sure I could have done this and been through by noon today.

    Oh well....

Although I knew he's been swamped, I just called my main water heater guy to see if he happened to be on the south part of town and could fit it in... He's working north of Boulder and definitely could not get there before your guy at noon tomorrow.

Just found out we're on a raise freeze until next year.

Also, last raise I got was 2pct. Apparently drama girl's ex got 7pct because it's based on your degree level and not what you actually do

Always been a fan of that approach. I kept mine low (not stock spring low but still low) and clearance for 37s. Was stable as hell and functioned great.

    Much appreciated, Rex.

We took the opportunity to get out and go look at Crooked Willow Farms - a nice little property for sale just north of Perry Park on Dakan Rd.

2 week post op check up and x-rays show no screws loose (just a few lost marbles )

Self dissolving stitches are bout all gone and the incision has healed great. Never drained or seeped. Still restricted to the sling and absolutely no use of the arm for another 4 weeks.

I was wondering where Rex got the pic of all the movie cars on the truck the other day because i worked on what i assume to have been that Jurassic Park jeep and when we done with it, the guy who picked it up was dropped off in what i assume was that Ghostbusters car.

No one apparently got my Ian and dinosaur noises comment. Ian would for sure remember it but he fails at reading back so he didn't see it i guess.

Yeah, it's nice to keep it low and stable. You're gonna have the same clearance at the diffs so there's not much point in going with a huge lift

I love that area... Occasionally miss the days of living down there as it is awesome.... It's kinda cool watching Aaron shop for a cool property to which I can somewhat relate....

I kinda miss our 5 acre spread in Larkspur (before kids), but there is so much I would build differently now than what I built back then... The 1840 sf heated attatched garage with 13' ceilings is what I probably miss the most....also liked the 180 degree views off of 1400 sf of Trex deck, some covered, some not.... 10' ceilings in the basement were nice... I probably had close to 400 hours grooming the non-stop pines and scrub-oak and taking down beetle-kill....

I did some things right back then ('01-ish) ... But the inside of that house would be so different than what I did then.

All that said, our modest place in our current location makes so much more sense for our family and financial landscape.

I flip properties that make mine look like something in the projects or the trailer park.... It's still very much home to my family and we appreciate the warmth is provides.... mostly in the winter, but yes, even in the summer

Fortunately we like warm weather in the summer

So, there have been many who have replicated some of those iconic movie cars, but in full disclosure, that was just a pic I stumbled upon on the Chive.... The fact they are all on the same hauler would make you believe that one collector with more money than we could all imagine has to find something to spend it on...

Calling Rex! What are the repercussions for buying a property that had things added/remodeled without a permit? Am on vacation and was told they will accept our offer if we change the verbiage of it a little. And then they disclosed that the 4th bedroom which used to be a garage was done without pulling permits. And t h.g at the "shop" addition onto the detached garage was also put up without a permit. I know it may not come into play unless we sell or modify the property, correct? But the addition onto the detached garage needs cement so will need to pull a permit for that... help! I am confused and don't know the trouble I am getting into. TIA!

PM sent... Too much to type for me as there are many layers to the onion.... I can just talk through them way faster than talking about them....

Sent you my number and I'll be up for a bit, but I can't type a reply to your dilemma.
