fawk, looked at another house which ended up having offers $20k over asking, which would put it out of my comfortable price range

I'm sure it's been covered, just double check the the actual feeder schools because I'm not sure if all filings in 7 hills are CCSD.

Is this really freakin Christmas weekend? Booo!!!
I guess i should think about shopping.
I think that'd be a great way to get in to a house. Although I've done my share of fixing up (last one very extensively) I thought I'd be done doing it but wife has me thinking we ought to do another. Not so sure I wouldn't again. It's landscaping that I never want to do again!
Hope you get it.![]()
Sister unit killed birds this morning.

so I shouldn't give you a call to help me with the back yard?
as far as I know I have the only offer on it. As far as I'm concerned it's at least a lateral move from this shit apartment but while I was there at least one family walked in the front door and immediately walked out because it's not really cherry creek family ready![]()
Seems that anything "finished" or"updated" is selling for 20-30k over asking based on my experience so buying something a little rough seems like my best shot
Did I mention no HOA?
Just got back from a 25th year anniversary cruise. Was a 9 night western Caribbean itinerary. We've never been on a cruise before.
Don't get me started on the food. Learning how to cook very good food is a mixed blessing. We enjoy everyday culinary life but it makes for disappointment when eating out. Some people just like/enjoy average restaurant food. It's like what I say about beer: there's something to appreciate about liking swill water beer...it's easy on the wallet.
I gained about 4 pounds but it wasn't from eating too much, I think it was from all the alcohol. I learned I love Bombay Sapphire gin martinis! Don't think I'd ever have a vodka martini again...and I sure enjoy good vodka! I also drank my fill of tequila, just straight up sipping on the best our drink package allowed...1800 Repasado. tried the Patron silver but it was just too harsh compared to that repasado so I stuck with it. The Don Julio was just out of my price willingness but I found contentment and enjoyment in the 1800.
One night got really rough sea conditions. Wife did fine (I knew I would) in spite of concerns she'd get sea sick. The ship stabilizers were working overtime and the ship still had people staggering.
It just seemed like we were on a floating bar for 9 days. Now, I enjoy drinking but too much of a good thing is just not a good thing...it's tiring...one does not get peace and quiet in a bar. There was too little opportunity for relaxing peace and quiet unless we holed up in the library.
We met some really nice people for some wonderful conversation. This was one of the most hopeful things we looked forward to when we decided to try a cruise for our anniv.
We also had some memorable excursions. Not totally new to me having travelled the world to out of the way places but I loved seeing wife wonder at it. So it's not all criticism. Maybe a cruise happens for us again after we've had plenty of time to reflect back on it.
Been up for a while so I gave the ebr a final check and lube so I can hit the range today
Fixing up seems to be a best of both opportunity for someone with decent mechanical skills. It can be "move in ready" yet lets you update to your, and latest, preferences and tastes. As long as it doesn't need major work (add on rooms, add a basement, etc) yet is still something that isn't so odd it'll take "weird people" if you decide to sell it later. You just have to make sure you research and stick to current building codes if they apply, that is one area you'll screw yourself if you try to save money hacking something together or being in a hurry to get something done. Other than that you should be fine.
Had some thunderboomers roll through and drop some good rain a bit ago. We were getting pretty dry so that was nice.
