So I like to share the most valuable hidden information when appropriate, so I will do that now...
For those who like the snacks in the family of Gummy Bears, Swedish Fish, Sour Patch Kids, or any other gummy/sour/worm/fruit-chew/not-healthy-chewy-snacky-thingymabob.....
Jodi brought home something from Trader Joe's called "Scandinavian Swimmers" with lobsters, dolphins, seahorses, and rock fish..... They eat like Swedish fish and the 4 flavors are yummayzzz.
Kinda like a huge income tax loophole, I felt like this info needed to be shared.

Seller asked me to match another offer they had for 15k over and 3k cash to make up the difference if it doesn't appraise. Its still well within what I can afford so I'm gonna go for it.

It is a bit odd, but....
Could be cleaner terms / dates, could be his agent connected with the seller's agent communicating desire / back-story, could be he submitted a letter to tug at the heart-strings....could be BS and they are leveraging buyers against each other to get the $$ up.
Bottom line, if Jacob is good with everything and would regret not getting the house with those terms, it's good that he is getting a 2nd chance at it. Sometimes I wished I had that 2nd chance to increase my offer/escalation clause, but my offers are an income mechanism and not a home to live in.
FWIW, I get homes and take offers sometimes with language around the inspection. When buying, we make it clear that my inspection is to determine if I will simply move forward and I do not have the intent to "nickel & dime" the seller, nor to use it as a negotiation tool. Occasionally, I find something big enough to allow the seller to decide if they would like to make a price reduction.
When I sell, I make it clear that we approach inspection toward health & safety and I don't tolerate buyers attempting to use it as a negotiation tool. The buyer's agent can be influential to which buyer I select.

to add... if we're not crazy about the attitude/demeanor/disconnect of the agent representing the highest offer, we will give another agent we like better another bite at the apple.
The agent can definitely make or break the deal. I definitely do get some deals simply because of Jodi

Its simple really. There current owners are mass murderers and have evidence including body parts that could convict them. Having Jacob buy the house is the only way to go, knowing that it will burst into flames the second he signs all of the paperwork this destroying all evidence.
Or....it could be one of the things Rex mentioned.
Also, its actually been quite a while since Jacob caused spontaneous combustion. He has gotten a lot better.
