I'm happy to help if I can, but not sure how much help I would be .... I've built homes, but definitely have opinions that sometime differ from other builders, and I would not want to say anything to further stress your relationship with your builder.
I'm not saying I would ... I just know if I put myself in the shoes of your builder, I'd want the same.

really good tuokrow today ... entering 3rd week of regular gym routine after a very long hiatus ... was in a really good gym routine for 3-4 years and then let it slip away for about 2 years.
already made some good progress toward strength and cardio ... feels good and hope I keep this trend going.

Builder is using a particular contractor for flooring and countertops. Their bid seemed excessive. Got two other bids from third parties (found on Google). Builder's contractor has 62% and 74% markup based off those other two bids I got. Told builder. Their response was basically *pound sand*. To which I responded with, I expect full granite credit and flooring credit and want plywood installed. They are now (hopefully) trying to figure out a reasonable option, as they said they are *working on it*. Any outside insight is welcomed! Right???That is gorgeous, very jealous. I want a kayak badly, but cannot get in or out of a boat yet.

I've had more employees in the last 6 months than the last 15 years. I may be exaggerating but it's close. I'm hearing similar stories from many others in many different industries at many different skill levels.
What about you guys?
That discrepancy is definitely excessive. It's common for a builder to NOT want to use outside subcontractors sourced by the client for a couple of reasons.
1) they do commonly have a markup on a sub who should be giving the builder a "wholesale" price vs. "retail" based on the repetition of business. Yes, this markup is in addition to the GC fee (overhead & profit), but should land the pricing in line with competitors.
2) they trust their subs to complete the job problem-free, or if a problem does arise, they're confident the sub will make it right. Basically, they know the sub will be accountable to the builder and their insurances are in line.
You just need to be sure you are comparing with companies who are reputable. If the price discrepancy is that great, then the builder should explain why. It could be that his/her markup is a bit too much .... or ..... I have had subs continue to raise prices on me with the assumption I would just continue to give them the work and not shop their rates.
I'll always pay a little more (or expect the client to) with the assurance of having a sub I trust to do the job right, on-time, and on-budget. Of course, by "a little more" means within reason.

I would have been *ok* with a 20% markup due to the convenience of using one contractor for counters and flooring, and for the understanding the builder gets a cut, etc. Both bids I got were from very reputable companies (with lots of personal references). But 62 % 74% I am having a hard time stomaching. I sent both bids to the builder, explained how utterly disappointing this price gouging was, and they are going to get back to me about the situation... No idea what that means. Will have to wait and see. I have flooring being bid right now so I can compare that as well.
I can’t seem to get people to call
Me back or show up for interviews. I’m hiring a CDL driver right now and of the 26 resumes I got about 8 we’re worth calling, 4 showed up. Only 1 of those was someone I wanted on my team. He turned me down because my boss is too cheap. Now I’m struggling with my second choice which isn’t someone I’m very excited about hiring.
