    It can just be tough to get a quick turnaround from home inspectors.

    That's a pretty impressive closing timeframe... Conventional financing?

    The appraisers have typically been preventing quick closings as many of them are jammed. I can close in 4 days, but usually use 2 weeks without conventional financing. On the selling end, lenders have been advocating for longer closing periods due to appraisals.

    I'm seriously impressed with your lender assuming it's conventional financing.

    Yeah, conventional. I was approved and stuff beforehand

    Inspector said I was lucky to find a solid house. Hopefully the seller is willing to make concessions for the roof and stuff

    Supposed to look at a large scale remodel tomorrow for a friend of biz partner and a kitchen remodel Monday for a friend of mine.... and a potential flip in one of my favorite 'hoods is about to be for sale... It could be fun to get really busy again

    Yeah, even with the pre-approval thing, it's a very aggressive closing and I think it's awesome.

    Bummer about the roof as it's a larger ticket item.... Good luck on the concessions...

    Yeah, it isn't leaking but it is showing signs of wear that weren't visible from the ground

    Not shocking. My house was built in '08 and i had to put a new roof on it last spring but it was mainly due to a craptastic original install with nails driven 3/4 through the shingles. If you do have to get a new roof, it does "supposedly" make your insurance a little cheaper so there is that.

    Yeah, it's about that old. The granules are coming off presumably from sun/wind/hail but the inspector seemed to think it wouldn't leak for a while since there's 2 layers

    Its 9 years old and already has 2 layers of shingles? That a little strange.
